The increase in active inventory means more choice than we have seen in the past two years. Buyers who were consistently losing in competitive offer situations in 2024 and early 2025 now have more leverage — particularly on properties that have been sitting for 30 days or more. That said, well-priced homes in Roseville and Rocklin are still generating multiple offers in the first two weeks. The market is more nuanced than 'buyer's market' or 'seller's market' — it depends entirely on the price point and community.

Interest rates remain the most significant variable for buyers with financing. For Bay Area buyers coming in with significant equity and a large down payment, rate sensitivity is lower. For local move-up buyers stretching on price, rate movement matters significantly.

The window of effortless selling is behind us. That is not pessimism — it is accuracy. Sellers who understand the current dynamic, price with precision from the start, and invest in professional presentation are still achieving excellent outcomes. Lincoln
Lincoln continues to attract buyers priced out of Roseville and Rocklin, with master-planned communities like Twelve Bridges and Joiner Ranch offering newer construction at more accessible price points. New home sales have moderated as builders adjust to rate-sensitive demand.
