Should I buy or sell first in Rocklin?

There isn't one right order. Buying first improves your chance at the home you want but can mean carrying two payments. Selling first gives you a clearer budget and less financial risk but may require a rent-back or temporary move. Decide how much risk you can carry, then let your sale price, cash, financing and timing pick the order.

Can I qualify for a new mortgage before my Rocklin home sells?

Under Fannie Mae's Selling Guide, if your current home is pending sale but will not close first, the lender must qualify you with both payments. The current payment can be left out once the lender has your executed sales contract and confirmation that any financing contingencies are cleared. Ask your lender how they apply this.

How long can I rent back my Rocklin home after I sell?

In Rocklin this fall, 30 to 60 day rent-backs are a reasonable range, and 30 days is usually easier for a buyer to accept. Under 30 days, C.A.R.'s SIP form treats it as a license. At 30 days or more, C.A.R. uses its Residential Lease After Sale, which creates a landlord and tenant relationship.

Does buying before selling affect my Prop 19 tax base transfer?

It can. The Board of Equalization applies a 100% value test if you buy the replacement before selling, 105% in the first year after the sale, and 110% in the second. Buying first also means paying tax on the new home's full value until the old one sells, with no refund for that period.

What should I look for in a Rocklin CA realtor for buying and selling simultaneously?

Look for someone who builds one plan across both transactions: pricing your current home from closed sales, confirming with your lender how both payments will be counted, structuring the rent-back on the right C.A.R. form, and checking Prop 19 timing if you qualify. Ask how they line up the dates on both sides.
